BE UNITED Concept: Creating self-sustaining cities that grow on their own

We have formulated Nomura Real Estate Development's unique BE UNITED Concept based on the idea of “civic pride,” seeking the evolution of urban development and aiming for sustainable vitalization of development areas.
We are making this a reality in each urban development project.

MEGURO MARC:

A city co-created by Nomura Real Estate Group and JR East Group. A mixed-use development on approximately 2.0 hectares comprising three buildings: an office tower, a rental housing tower, and a condominium tower (PROUD Tower Meguro MARC).
The courtyard MEGURO MARC GARDEN, surrounded by the three buildings, is proposed as a multipurpose space open to those who work and live in the district, as well as visitors.

Creating a green city that nurtures positive relationships from various perspectives

MEGURO MARC, located 9 minutes on foot from JR Meguro Station in the prestigious urban residential area known as Hanabusayama (one of the Jonan Five Hills), aims to be a diverse town where living and working spaces coexist.
The vast site features diverse green zones arranged to surround the three buildings. The PROUD Tower Meguro MARC site features a lush 66-meter-long approach and MEGURO MARC GARDEN adorned with katsura trees, achieving an 82% open space ratio.
Through these biodiversity-conscious initiatives, the entire district has obtained ABINC certification.*

*ABINC: A certification system where a site is evaluated and certified by the Association for Business Innovation in harmony with Nature and Community (ABINC), aimed at promoting harmony between nature and people in business activities

PROUD Tower Meguro MARC: Achieving the four pillars of quality

PROUD Tower Meguro MARC is designed as the tallest building in the district and a landmark for the area. Round balconies encircle the entire building, creating a symbolic and elegant tower form befitting an urban tower residence. Features include quality living spaces such as a lounge exceeding 300㎡ in size and hotel-like interior corridors, plus a seismic isolation structure that reduces earthquake motion and skeleton-infill construction that enhances unit flexibility. The building has received national certifications as a Long-Life Quality Housing to reduce environmental impact and as a Low-Carbon Building to suppress CO2 emissions from daily living, providing peace of mind for emergencies and enabling comfortable tower living for years to come.

The PROUD Tower Meguro MARC site and building feature multipurpose spaces open to approximately 2,000 office workers in the district, 500 residential households, and visitors. We have prepared MEGURO MARC GARDEN as a place for diverse people and a base for area management, along with rental studios and halls designed for activities. Furthermore, we have established MEGURO MARC general incorporated association, which will take the lead in implementing community activities. We will set goals for the entire district and create sustainable urban development for the future.

Urban development with a theme of community symbiosis was implemented on the site of Sun Street Kameido, a commercial facility beloved by locals. The mixed-use development integrates residential, retail, educational, and plaza elements aimed at solving local issues, forming a diverse community, and creating value for the future of the area.

Community formation and future-oriented value creation as the urban development concept

Regarding the existing local issues of insufficient lifestyle convenience facilities and the rapidly increasing number of schoolchildren, we formulated the Kameido 6-chome Urban Development Policy through repeated consultations with the government and residents. Under the theme of community symbiosis, we created community-symbiotic urban development centered on the 934-unit residential tower PROUD Tower Kameido Cross, situating within the site the large retail facility KAMEIDO CLOCK (with approximately 130 specialty stores), plazas and through roads open to the city, and even expansion land for the adjacent Daini Kameido Elementary School.

Creating mechanisms for interaction among new and longtime residents and visitors to build the local community

KAMEIDO CLOCK inherits Sun Street Kameido's function as a gathering and interaction place for local residents. Boasting a 3,400㎡ plaza with an entertainment stage and indoor plaza with a 260-inch large display, the facility hosts approximately 600 various events annually to promote interaction among residents and visitors. Additionally, on the 4th floor of the residential tower, we have opened Machi no Living (town living room), a base for the area management initiative Be ACTO that can be used by not only residents but also local community members. Through helping create new communities that connect new and longtime residents, we aim to foster attachment to and pride in Kameido and create a town that will be loved for years to come.

We developed a site with a gross land area of 22,989.26m2 in Kameido, Koto-ku, Tokyo. The residential building PROUD Tower Kameido Cross and retail facility KAMEIDO CLOCK were completed in the spring of 2022.

Bringing land loved by locals to the next generation

From 1939 to 1993 the site was a manufacturing hub where the Tokyo plant of Daini Seikosha Co., Ltd. (currently Seiko Instruments Inc.) was located. When the plant closed, the site was reborn into Sun Street Kameido, a retail facility loved by locals. Famous as a venue for events and idol groups, it was a local favorite for many years that served as an experiential consumption hub. Unfortunately, it closed on March 31, 2016.

PROUD City Musashi-Urawa Station Arena

PROUD City Musashi-Urawa Station Arena is directly connected to JR Musashi-Urawa Station via a pedestrian deck. A large-scale mixed-use development featuring a commercial building with supermarkets and restaurants alongside an office building. We planned it to become a new hub for the city with plazas open to the public, attracting many visitors.

Implementing industry-academia-community collaboration programs at Machinoba, the community activity base

On the 3rd floor of the condominium, we have established Be ACTO Musashi-Urawa Machinoba, an area management activity base featuring rental spaces, a shared kitchen, and lounges. As an industry-academia-community collaboration program to foster civic pride among local residents, Saitama University students participated in Be ACTO operations for six months, planning and implementing community-building events based on analysis of local issues and user needs. This connects to enhancing the vibrancy of the town through collaboration with the community.

To achieve this, we introduced Be ACTO, a unique system where local residents take the lead in activities, as part of our area management initiatives.

Be ACTO is an area management system where Nomura Real Estate Group accompanies residents in operations. We provide places that serve as bases for community activities and people who support new relationships in the community, supporting the independent activities of local residents. Together with Core Partners who have stores in the district and who identify with the vision of Be ACTO activities, along with residents, educational institutions, government, and businesses, we are working as one to drive urban development centered on daily life while creating area value. We aim to activate local communities that connect new and longtime residents.

Initiatives creating new connections between regional areas and area management bases

At Be ACTO Hiyoshi, we held the Mini Uesugi Festival in Hiyoshi, hosted by Yonezawa City, utilizing the plaza within the condominium. We conducted specialty product sales and workshops aiming to build relationships that let people directly experience the charm of Yonezawa and lead them to make regular visits in the future. From that foundation have emerged encounters that transcend regional boundaries.

At PROUD City Hiyoshi, we conducted a demonstration experiment using commercial delivery services for joint delivery of food from across the country, aiming to reduce human burden and redelivery burden through designated pickup locations. This initiative leads to reducing food waste and solving logistics challenges.

The Kameido Project embodies the BE UNITED concept—that love and pride for the city where you live serves as a driving force to better the city. The retail facility that previously occupied the site, Sun Street Kameido, functioned as a place where locals can gather and connect. To retain this function, a plaza was built on the premises where events of all sizes are held to encourage interaction between the people who live, work, and visit there. “Be ACTO,” an initiative to achieve the BE UNITED concept, was also implemented in the project. The Machi no Living multi-purpose space features areas that both tenants and local residents can use, such as a room where children can play safely and individual remote working booths. Through efforts like this, we are working to add a little enrichment to people’s lives by helping build a new local community that brings together new and long-time residents.

Striving for a wholly unique retail facility
that fuses new and old Tokyo culture

The Kameido Project’s retail facility is our largest to date. Rather than using the existing brand name, we decided to give it the new name of KAMEIDO CLOCK. The name is meant to express the hope that it will become a lifestyle creation center that will carry on the memories of Kameido and create new “time” together with local residents. The facility houses large-scale food, apparel, and home appliance stores, and also features a wide range of shops that comprehensively meet needs for fashion, lifestyle, and food. In addition, the site has a place open to the local community where events can be held. Since it opened in the spring of 2022, a wide range of initiatives to connect with the local community have been carried out, including over 600 events per year and digital education initiatives. We will keep striving to create unique and attractive retail facilities that continue to be loved by local communities.

Machi to Manabu (Learning with the city): Educational programs everyone can use, with the city as the stage

When the city becomes a stage for learning, many living lessons emerge. As living lessons accumulate, they enrich the city. Machi to Manabu aims for this positive social cycle, publishing and spreading educational programs that can be used in school classes as well.

For this educational program, which fosters interest in the city by enabling people to observe it from others’ perspectives, we conduct class visits at various elementary schools. This is an initiative where Nomura Real Estate Group employees think about the city together with children from the same perspectives.

This elementary school class program, developed jointly with Saitama University, focuses on trees that influence the urban environment. Elementary students research their favorite trees and present their favorite points to their classmates.
These are compiled as the city’s Favorite Tree Guide and made public for the local community.

Reducing Environmental Impacts

Balancing comfort and the reduction of environmental impacts to ensure our valued tenants can live there for a long time

PROUD Tower Kameido Cross is equipped with Nomura Real Estate Development’s Yukai-full underfloor air conditioning system. Utilizing high thermal insulation, high-efficiency air conditioners, and total heat exchangers, the system saves energy and improves comfort by keeping the entire space of each residential unit at a comfortable temperature. We also carry out initiatives to reduce our environmental impact such as the Mi-Liful drainage system that improves ease of maintenance and upgradability by enabling the kitchen to be installed almost anywhere, the Attractive 30 initiative that reduces the frequency of major repairs with highly durable materials, and the enecoQ energy management system that manages the energy of the entire condominium. In 2020, the PROUD Tower Kameido Cross Gate Tower was selected by the Ministry of Economy, Trade and Industry as a Super High-rise ZEH-M (Net Zero Energy Houses-Mansion type) Demonstration Project.

Striving to be the top local retail facility
in decarbonization and biodiversity

We have implemented a range of initiatives to reduce environmental impact in the KAMEIDO CLOCK retail facility. Energy is supplied by a co-generation system. The electricity used by the retail facility is produced by a rooftop mounted generator, and the heat generated in the process is recycled to heat water and air in the building. The system is expected to facilitate the efficient use of energy and reduce CO2 emissions. In terms of promoting biodiversity, we have achieved a green coverage of 40% for entire site and have also implemented green walls and roofs.
